Selling a property is far more than an ordinary contract. It involves large sums, legal responsibility and often a piece of your life story too. A good agent knows the regional market, knows the pitfalls of the selling process and makes sure that in the end you have not just sold, but sold well.

I take care of the valuation, the documents, the marketing, the viewings, the vetting of prospective buyers and the negotiation – and you stay in control of every decision.

An agent estimates prices – an expert determines values. As a DEKRA-certified expert (D1/D2) I assess your property against certified standards, not on gut feeling or on the wish to win an instruction.

For you that means an asking price that holds up in the market, solid arguments in every price negotiation and no nasty surprises when the buyer's lender reviews the property.

It starts with a well-founded valuation: location, condition, fittings, market data and comparable sales in the region all feed into the assessment. From there we develop a pricing strategy together.

A price that is too high puts buyers off and lets the property go stale on the market – one that is too low gives your money away. The right price lies in between, and that is exactly what an expert valuation is for.

The initial valuation of your property as part of a sales instruction is free of charge and without obligation. You receive a well-founded, data-based assessment of the market value – discreetly and with no commitment.

If you need a formal appraisal, for example for an inheritance, a divorce or the tax office, I prepare it as a DEKRA-certified expert for a fee.

Not necessarily – and often it is not worth it. Some measures noticeably raise the sale price, others cost more than they return. What makes sense depends on the property, its condition and the target buyers.

No. My work does not end with the signature. I oversee the payment of the purchase price, organise the handover of the keys, draw up the handover protocol and remain your contact afterwards if any questions come up.

That depends on location, price and market conditions. With realistic pricing and good preparation, three to six months from instruction to notary appointment is usually realistic in the Mönchengladbach, Düsseldorf and Meerbusch region.

More important to me than speed is a secure closing: a vetted buyer with confirmed financing is worth more than the fastest enquiry.
